Owners who rent need to know and
share the following information with vacation and fulltime renters:
Lake Mont Pines Home Owners Association is a residential neighborhood with the
exception of a few properties located near the highway. The Association
promotes a quiet, family-oriented neighborhood and has an active neighborhood
watch program. The Association is governed by Homeowner’s Declaration of
Covenants, Conditions and Restrictions (CC&R’s). Copies are available in
the office
The following rules are permitted
under LMPHOA CC&R 2.01 and 3.02 which allow the LMPHOA Board of Directors to
limit the number of guests utilizing the common area and to adopt association
rules. Renters are “guests” of the owners and expected to comply with
association rules. Owners and Renters are expected to be courteous and not
behave in ways that create a nuisance to others. Specifically, this means
observing the following courteous behaviors.
Limit the number of
renters. The number of guests needs to be in
keeping with the single-family residential use. This keeps the traffic and
other impacts down.
Automobiles.
Limit the number of cars at a residence and park off the street
whenever possible as the road is shared with snowplows and pedestrians.
Observe the 25 mph Speed Limit. Again the road is hared with pedestrians,
skateboarders, bicyclists, roller-bladers, strollers, joggers, and assorted
wildlife. Green sticker vehicles are not street legal and are not to be
driven on roadways. Avoid honking and disengage all trigger happy car
alarms. Motorized scooter use is discouraged – leave them at home.
Noise.
Any parties, music, use of mechanical devises, or other noise making activities
should be time-limited and not create an ongoing disturbance for the neighbors.
Doors and windows should be closed to contain excessive noise. The County
curfew for minors is 10:30pm until dawn. The Association requests
that a corresponding “curfew of quiet” be observed 10:30 pm - 7:30 am. The
County Sheriff’s Department does enforce disturbance of the peace complaints.
Be aware that sound travels.
Dogs & Cats.
Calaveras County requires that dogs & cats be licensed and
under their owners control at all times. Dogs & Cats should have on a collar with
vaccination tags, license and owners address in case they become lost.
Dogs that are continuous barkers should be brought indoors. The Dam area
is open to dogs for swimming and romping. Please clean up after your
animal.
Trash.
Trash should be removed on a weekly basis. Unsecured
trash is at risk of being knocked over by bears, dogs, coyotes, and/or raccoons
when left out for days. The Board recommends that trash be taken with you or
taken to the local dump in Avery (Hrs: Fridays through Tuesdays 9am to 5:30pm)
Please pick up all your litter, including cigarette butts, which should not be
tossed due to the high fire danger.
Summer Recreation/Common Area
Use. Read and observe the rules for LMPHOA. Copies are available
in the LMP Office, Hours are 10-2pm Wednesdays through Saturdays during the Off
Season and 10-3pm Tuesdays through Sundays during the Summer. The Beach is
open with lifeguards from 11-6pm. After hour swimming is at your own risk.
Proper tags and parking permits are required at all times on the Common Area. |
