Minutes

 

Quorum Established, all present except Peter Puckett and Kevin Lawrence.

 

Minutes for March 19th Approved.  Motion made by Lianne and 2nd by Bill, all approved.  Agenda Review:  Add Beach Committee Report

 

Homeowner’s concerns

An agent from Sierra America Real Estate Office came to ask the Board about helping clear up a dispute about the access easement for Lots 203-210.  Some of these owners have an access easement clause in their title and some don’t.  The Board agreed this was a title company glitch and said that the private owners of these properties would have to basically settle it amongst themselves.

Other Correspondence

  1. Plans for Construction received from Lots 263U and 500U.  Approved – letters to be sent to owners.
  2. A verbal request came from both the Prudential in Arnold and Angels Camp regarding inclusion into LMPHOA, one is at the end of our dam and the other is at the entrance to LMP in Covenant Meadows.  The board will study the requests to join LMPHOA and decide if action is going to be taken or not.
  3. Since there were no written comments on variance for Citraro 189C garage placement, a motion was made by Bob E. to approve his building into the front setback, 2nd by Vince. All approved.

Treasurer’s Report

Income and Spending is on track.  Vince Mirrione Moved to approve, Bill Holstein 2nd  the motion.  All approved.  The Reserve Study is pending.

Old Business

  1. Beautification – letter sent to 218C. Follow-up letters to go out to 581C, 580U, and 12U.
  2.  Maintenance Shed – Tuff Shed willing to hold price (not sure how long) Ervin to check on status, now on the planners desk.
  3. Reunion Update – Registration and letter ready, 3 bids in for caterer, deadline for registration is July 5th.  Staff to have free lunch.
  4. Railing – Maintenance to handle painting
  5. Beach/landscaping Committee (Bill, Jill and Vince) handling details of the beach expansion.
  6. Reserve Study – pending meeting  and education of committee

New Business

1.       Recreation – to open beach June 12 due to weddings June 4th and 11th.  Starting next year there will be no Beach Weddings booked after Memorial Day weekend thru Labor Day (without special permission).

2.     Workday project – spreading sand

3.     Bus stop – LMP assuming care of (2 to be removed) motion made by Vince to remove and 2nd by Lianne.  All approved.

4.     Website – Bob to scan CC&R to website – also minutes to be added by Lynn, and other documents as ready.

 

Next meeting scheduled for May 21st.
